Prahova Valley holidays dwellings prices to grow by 10-15% this year
In briefThe prices of holiday dwellings in the resorts of the Prahova Valley and Braşov county increased by around 10-15% last year, while lands are 30%-50% more expensive, an evolution to continue in 2008, estimate real estate analysts of the company Coldwell Banker Affiliates of Romania.
Under these conditions, dwelling prices on the Prahova Valley vary between 500 and 800 euros per square metre for the older holidays dwellings and between 1 200 and 1 600 euros per square metre for the luxury villas. The prices of the apartments in the area are between 800 and 1.000 euros per square metre.
Prahova Valley land plots sell for 15-35 euros/sq.m. on the outskirts of the resorts, for 300-600 euros/sq.m. in Sinaia and for 100-250 euros/sq.m. in Buşteni. In Poiana Ţapului land prices are between 100-150 euros/sq.m., in Câmpina between 65 -100 euros/sq.m., and in Breaza between 38 - 45 euros/sq.m.
Much higher prices are paid in Braşov and its outskirts, where old holiday homes sell for 800-1.300 euros/sq.m., apartments for 700-1.600 euros/sq.m., and luxury villas for 2.800-3.000 euros/sq.m., plus VAT.
Land prices in Braşov are higher that on Prahiova Valley. The cheapest land plots are located in the suburbs of the city, in the South area, Târlugeni and Săcele where prices reach 15-20 de euros/sq.m. , plus VAT.
In the central and ultra-central areas of Braşov, land sells for 500-1.000 euros/sq.m., to which VAT must be added.
In Braşov county, land prices are 40-50 euros/sq.m. at Moeciu de Jos, 120-150 euros/sq.m. at Moeciu de Sus and 400-500 euros/sq.m. at Poiana Braşov.
"Prahova Valley and Braşov county continue to remain the favourite destinations of the Romanians, as regards holidays dwellings, and an increase in the number of boarding houses and villas built for the tourist circuit has been noticed in the recent years. Having in view that the seaside summer season lasts only four months, the share of the buyers who orientate themselves to a holiday dwelling is larger in the case of mountain locations, which can be exploited all year round", reads a release of Coldwell Banker Affiliates of Romania.
"Last year, transaction dynamics followed the same tendency with regard to a growth in attractiveness of the land plots, especially for residential destinations. As the accommodation capacity of the hotel units in the mountain area and at the seaside is much exceeded by the annual influx of tourists, the developers orientate to holidays dwellings, where investments are amortised faster that in the case of a hotel, which also involves operational costs", the release stresses.
The most sought after areas for the developers are Braşov, Sinaia, Buşteni, Poiana Ţapului and Predeal.
